  • Am I required to see the property?

    Yes. We will not send an application if the sight has not been physically viewed.
  • When can I view the property?

    The property can be viewed between 9:30am - 4:00pm Monday to Friday by coming to our office to sign out the key with a valid photo ID and $20 cash deposit (refundable).
  • How do I apply for a place and how much is the application fee?

    Pay the $50 application fee, cash or money order, at our office and we will send the application to your email.
  • Does each person need to fill out an application and pay the fee?

    Only one person needs to do pay the application fee and do the application.
  • Does income need to be 3 times the rent?

    We like to see income being 3 times the rent but there are other factors involved.
  • What are the qualifications to rent?

    The application will check your credit history, criminal history, and eviction history. The two biggest things that will get you denied will be a history of being evicted or if you have a large amount of debt that is not being paid (i.e. went to collections).
  • Can you hold a place before I apply?

    We do not hold properties until an application has been approved and a security deposit has been placed.
  • Do I pay first month’s rent and last month’s rent with my security deposit?

    First month’s rent and security deposit must be paid to move in. The rent will be prorated if moving in after the 1st.
  • How old do you have to be to apply?

    Tenants must be at least 18 years old to apply and sign a lease with our company.
  • Do you take Section 8?

    Each of our properties is individually owned, so the policy regarding whether or not a property will accept housing vouchers is determined by each owner. Please contact our office to inquire about a specific property.
  • Who needs a cosigner?

    We do not accept co-signers in our application process.
  • How do I pay rent?

    Rent can be paid via cash, check, money order, cashiers check or online through the tenant portal.
  • I want to get a pet. What do I do?

    If pets are allowed at the property, you must sign a pet addendum and pay the pet fee, PRIOR to getting the pet. Dogs must not appear on the restricted breed list and must weigh less than 80lbs.     If you have a pet upon moving in; you will have to pay the pet fee(s) upfront.  You will also have to provide us with a picture of your pet(s), the weight and breed so the pet(s) can be approved by the homeowner.

  • My lease expiration is coming and I want to move out. What do I do?

    Even though your lease is expiring, you are still required to give a 30 day written notice that you intend to vacate the property. Our lease agreement . provides specific instruction regarding lease termination. Please pay special attention to the time frame required for lease termination.
  • Who is responsible for paying for repairs & maintenance requests?

    Property owners are responsible for normal wear and tear and maintenance and the costs associated with those repairs.

    If a repair is necessary due to damage caused by the tenant or a service call is performed where no problem is found, the tenant will be charged and required to pay for the repairs and service call fees.
